Banish the clutter! Trim the bushes! Remove the black velvet painting of Elvis! What things can you do to prepare your home for sale? Here are tips, hints, thoughts and ideas for sprucing up, cleaning out, decorating, staging, creating a great first impression and making your park home appealing to buyers. 

 

Stage it well

 

  • During daylight open all curtains and blinds. Natural light is at the top of most buyer’s wish lists.

  • Depersonalise your space by removing most of your family photos, reduce the number of ornaments you have collected over the years and check if you really need all the paintings and decorative plates on the walls. Less of these, makes a room look larger and more spacious.

  • At night turn on all the lights. Dark park homes are not inviting. Don't forget the outside light by the front door. Can your house number be read at night?
  • Have photos of your garden available.
  • Clear high-traffic areas of excess furnishings to maximise feelings of space and comfort as well. 
  • Highlight the features in a room, such as fireplaces or French Doors, by making sure they are not obscured by plants or furnishings.    

Keep it clean  

 

  • Clean sinks and bathrooms before each showing.
  • All windows must be crystal clean and clear. 
  • Vacuum rugs and carpets before each showing. 
  • Wash dirty dishes and put away. 
  • Empty wastepaper baskets. 
  • Put away clothes and personal items. 
  • Organize mail, magazines and newspapers. 
  • Fold towels and make beds. 
  • Eliminate offensive odours from pets or cooking. No smoking in the house when you are "showing" your park home. 
  • Keep landscaping neat and lawns mowed. Sweep driveways and pavements. Shovel snow. (Well, you never know!)
  • Pick up litter on property. 
  • Remove litter boxes and pet food and water bowls.   

  Finishing touches

 

  • Fresh flowers are always appreciated.
  • Remember, people who smoke or who have pets are so accustomed to the smells that they no longer notice them. However, they will put off some potential purchasers, so a couple of bowls of pot pourri and some scented candles are very useful.However, be careful if using room sprays, as they can irritate allergies.

……and finally, most people are now well aware of why there is a tantalising smell of freshly baked bread or cakes, but a coffee pot on to offer a warm drink will prolong your possible purchaser’s visit and give them further time to imagine living in your home!
