Meet the Park Owner/Manager to discuss your purchase and ask them for a copy of their Written Statement under the Mobile Homes Act 1983 and also a copy of the Park Rules. (They are now obliged by law to give you a copy at least 28 days before your sale to allow you time to consult a solicitor should you so wish) You will be asked to sign a letter to confirm that you have been offered and given a copy of these items. It is also a very good idea to request a copy of the booklet – Mobile Homes – A Guide for Residents and Site Owners – published by the Dept. of Communities and Local Government. This booklet comes in easy question and answer form and should answer many of the queries you may have. You can now either select a home that is already sited on the Park and available to move in to, or alternatively, you may be able to arrange with the Park Owner to discuss having a home made to your personal specification. They may offer to do this themselves, or alternatively arrange for you to visit a manufacturer’s display centre, where the sales staff will be happy to tell you what the extras are or the alterations which are available to you. At this point the Park Owner will probably require a deposit from you. If you are purchasing a home already sited on the park and you are a cash buyer, or have exchanged contracts on the sale of your home, you may be asked at this stage to sign an order form and provide a full ten per cent non refundable deposit. This is quite normal, but DO NOT SIGN until you are sure in your own mind, that you are happy with the Written Statement under the Mobile Homes Act 1983 and DO NOT SIGN OR GIVE a large non-refundable deposit, if you have not yet exchanged or completed the sale of your previous home. At this point the Park Owner/Manager may also ask you to sign a letter to say that you have read the copy Written Statement and the Park Rules and that you have understood their contents. If you have been asked for a large non-refundable deposit, you may be offered six months in which time to sell your home, but time and time again, we hear of customers who have not managed to sell in this volatile property market and have lost their deposits. Do take a second to consider! If you feel pressured in anyway - be strong and walk away. Contemplate in the quiet of your own home and if this is the park for you, go back the next day and place your order more confident in the knowledge that it was you who made the decision. If you wish to move into this home before the 28 days you are given to look at the Written Statement, you may do so, but the Park Owner/Manager will ask you to sign a waiver to say that you are happy and have personally requested this. If it is possible to arrange a completion date with the Park Owner/Manager, this should be done now and written on your Order Form, together with a detailed list of what is included within the price, such as:- shed, garage, insurance, fencing etc. If you are ordering a home built to your own specification, liaising with the Park Owner/Manager is of the utmost importance to ensure a trouble free move. Very often customers will have already been to a manufacturer’s display centre and worked out their own specification with the sales staff there. The Park Owner will need to have an estimate of costs, together with the specification to enable him/her to work out the retail price on site and this can be arranged with the manufacturer. Always check with the Park Owner that he will accept the make of home of your choice on to his park. Once a price has been agreed and you are in a position to place your order, the previous care applies until completion and you move in to begin your new life in a park home. You will in almost every case, be required to give a deposit and the Park Owner may offer to hold this deposit on behalf of yourself and the vendor and in fact, complete the transaction through his help as well. You are not obliged to pay for the home this way, but it does offer you the comfort that the Park Owner/Manager will make sure that all outstanding accounts are paid, such as finance & the assignment commission. He will also make all the arrangements for the balance of the monies owing to the vendor are transferred along a possible chain. If you have now reached the end of this long page – congratulations!!
